What kind of pets do you allow?
Pets are allowed at the community. Only cats, dogs, birds and fish are allowed. We allow Dogs and Cats no larger than 40 lbs. Dog breed restrictions include: Pit Bull Terrier, Staffordshire Terrier, Rottweiler, Chow, Sharpei, German Shepherd, Husky, Malamute, St. Bernard, Great Dane, Akita, American Bull Dog, Doberman Pincher. Rodents, reptiles, arachnids, exotic pets are not allowed.

How many pets may I have?
Only 2 pets per apartment.

Are there any deposits, special fees, or monthly charges to have a pet?
Pet Deposit - $300 per pet – Refundable

What are your fees and monthly charges?
Valet Waste and Pest Control is $27/month
Water/Sewer is billed monthly and due on the 1st of the next month – price is based on individual usage.

What are the income and credit qualifications?
All applicants must have a verifiable income source. Applicants must make at least 3 times the rental amount less any concessions or incentives. If applicant’s income is not sufficient, a guarantor may be requested.

What is acceptable “proof of income” to sign a lease?
Applicant must supply 3 most recent verifiable pay stubs and/or last 3 months of bank statements. If retired or no employment, applicant must have 12 months of rent in savings or obtain a guarantor. If self-employed, applicant must show personal bank statements from recent 2 months which show consistent income to the bank account and meet minimum income requirements. No job, but a full time student (minimum of 9 hours) must have proof of school enrollment, and may obtain either a guarantor or show proof of 12 months rent in savings.

What happens if I qualify for an apartment, but my roommate does not?
Anyone living in the apartment over the age of 18 must qualify to live at the community.

Is my security deposit totally refundable?
The security deposit is totally refundable less any damages.

If I get a job transfer, can I break the lease?
Yes, we allow a cancellation of the contract with a 60 day notice and a cancellation fee of 85% of one month’s rent paid prior to moving out.

Can I change to a month-to-month lease plan after my first contract?
The lease will automatically roll into a month to month lease after the initial lease term if a renewal contract is not executed.

What utilities are included in my rent?
Utilities are not included in the rent. Valet Trash and Pest Control is $27/month and Water/Sewer is billed separately, but paid with the rent each month. Electricity is set up and paid by the resident.

How long is the term of the lease?
We sign different lease terms so the term will be on the first page of the lease contract.

We do accept short term leases through our partnership with Executive Suites Relocation. See office for details.

Am I required to have renters insurance?
Yes, a $100,000 liability renter’s insurance policy is required to move into our community.

If something needs to be repaired in my apartment, how do I report it?
Residents can report service requests through the resident portal at our website www.districtatwestb.com

When is my rent payment due?
Rent is due on the first of each month.

What day of the month am I liable for a late charge?
Rent late charges start on the 4th of the month ($75) and $10 each day after.

Will you accept electronic payments from my bank?
Yes, all payments must be made online through the resident portal at our website www.districtatwestb.com

Is there a place where I can pay my rent after office hours?
Yes, two kiosks are available to pay rent from if you cannot pay at home. We do not accept payments in the office and we do not have a drop box.

There is a person who might be staying with me for a while, is that permitted by the lease?
A guest is allowed to stay in your apartment for no more than 7 consecutive days and no more than 14 days in a month.

Do you allow any criminal backgrounds?
An applicant or occupant will be automatically denied in the event of a felony conviction or received adjudication for felony offense(s) in the previous 20 years. An applicant or occupant with a misdemeanor conviction may still be considered. However, individuals with misdemeanor convictions involving sexual misconduct, drug-related crimes, theft by check or a physical crime against another person or another person’s property within the last seven (7) years will be disqualified. An applicant or occupant will automatically denied should the applicant appear on the list of known terrorists and wanted fugitives as provided by the Office of Foreign Asset Control.

Do you have reserved parking?
Yes, carports (covered parking) is available for $25 per month.

I have a motorcycle, where can I park it?
Motorcycles can be parked in any parking space uncovered.

My children live with me in the summer; do I need to notify your office when they arrive?
Yes, anyone living in the apartment more than 7 consecutive days and more than 14 days in a month must be added to the lease and meet the occupancy standards of the contract.

Can I install my satellite dish at my apartment?
Satellite dishes are only permitted if first approved by the office. Satellite dishes cannot be attached to any part of the buiding. No holes may be drilled to install wires. Satellite dishes may not protrude beyond the patio/balcony and will have to installed on a tripod or pole in a bucket of concrete.

Do you have cable services?
AT&T is the preferred cable (U-Verse) provider.

Does the community have a fitness center?
Yes, our community does have a fitness center with precor equipment, individual entertainment TVs, yoga and work out room featuring work out classes.

Does the property have a swimming pool?
Yes, we have a two tiered swimming pool which includes a lap pool and private cabanas with ceiling fans and misters.

Does the property offer on-site recycling?
Yes, included in the Valet Waste service is recycling. Please place your recycling in a blue garbage bag next to your trash.

Are gas grills permitted at your property?
Gas grills are not permitted to be used on any patio or balcony. You must be at least 15 feet from the building. A culinary outdoor kitchen is provided at the pool for the resident’s use.

Is there any additional storage space available at your property?
Detached garages are available for $100/month and Semi-Attached garages are available for $110/month.

Are residents permitted to paint their apartment?
Residents may paint their apartment if first approved by the office. Residents will be charged to paint the walls back to the standard color after move out. An accent wall program is available through the front office. Please see the office for more details.

Will you accept my delivery packages for me?
Packages will be accepted at the office for residents. If you are unable to pick up your package, please notify the office and we will put your package inside your apartment.

What other amenities are available?
A game room with shuffle board, billiards and five TVs is provided along with a media room with projection movie screen. We also have a golf simulator with outside putting green. A zen meditation room along with two massage rooms are available. A business center with three computers, copier/printer/fax along with a separate conference room makes business time a breeze.
